How Much Does 3D Laser Scanning Cost in Melbourne?

The cost of 3D laser scanning in Melbourne depends on what needs to be captured and what you need to receive at the end. Scanning a small, accessible building and delivering a registered point cloud is a very different job from measuring a complex commercial property and producing a detailed Revit model.

A useful quote separates the site capture, point cloud processing and any drafting or modelling. This makes it easier to compare providers and avoid paying for work that your project does not need.

What determines 3D laser scanning costs?

    • Property size and layout. A simple open space requires fewer scan positions than a property with many rooms, corridors, staircases and restricted areas. Floor area alone is not a reliable measure of field effort.

    • Site access and location. Travel, site inductions, operating hours, working at height and occupied areas may affect the amount of time required. Remote Victorian sites can involve additional travel costs.

    • Accuracy and coverage requirements. The survey method must match the intended use. A refurbishment design may need more careful control and checks than an early-stage visual record. Concealed or inaccessible areas cannot be assumed to have been captured.

    • Deliverables. A registered point cloud requires processing and quality checks. Floor plans, elevations, sections, CAD drawings and Revit or IFC models involve additional interpretation, drafting and review.

    • Building complexity. Plant rooms, heritage features, dense services and irregular structures take longer to capture and model than straightforward walls and floors.

    How much should you budget?

There is no reliable fixed rate per square metre that applies to every 3D scanning project. As an indicative example, an uncomplicated small site requiring point cloud delivery can be substantially less costly than a commercial property requiring internal and external capture, detailed architectural modelling and several rounds of review. A project-specific quote is the soundest basis for budgeting.

When comparing quotations, ask suppliers to identify site attendance, scanning, registration, control, processing, formats, modelling level of detail, exclusions and delivery time separately. Do not compare a point-cloud-only quote with a Scan-to-BIM quote as though they cover the same work.

Does Scan to BIM cost more than laser scanning?

Yes, where it is included as an additional deliverable. Laser scanning creates measured 3D point data. Scan to BIM uses that data to develop structured building elements such as walls, slabs, doors, columns and visible services. The modelling scope and required level of detail have a significant effect on price.

A Revit model may be useful for renovation design and building coordination, but it is not necessary for every job. Some architects and surveyors can work directly with an E57, RCP or RCS point cloud. Agree on the format before procurement.

Ways to keep your scanning budget under control

Start with the intended decision or design task. Identify the parts of the building that need measurement, the tolerances required, and the files your consultants can use.

Provide existing floor plans, a site address, approximate area, photos and access information with the quote request. Identify occupied areas and any restricted rooms. If only selected areas are relevant, define those areas clearly.

Separate essential deliverables from optional ones. For example, you might need a registered point cloud now and only commission a Revit model later if the design team requires it. This can reduce upfront work, although later remodelling may incur extra cost.

What should be included in the quotation?

A professional proposal should state the capture area, method, included site visits, reference coordinates if required, target accuracy or verification method, outputs, software version where relevant, assumptions, exclusions, delivery timeframe and how additional scope will be priced.

For renovation projects, ask specifically whether the roof, exterior façades, ceiling spaces, MEP services or neighbouring areas are included. These items are often treated differently by different providers.

    Frequently asked questions

    • Is laser scanning charged by the hour or square metre? Pricing may take account of field time, processing, site area, complexity and the agreed outputs. There is no universal charging model.

    • Can I get a quote without drawings? Yes. An address, photos, approximate dimensions and a clear description of the required outputs can support an initial estimate. Additional information may be needed before final pricing.

    • Is a point cloud the same as a Revit model? No. A point cloud records measured surfaces as points. A Revit model represents selected building elements and requires additional modelling work.

    • Will one scanning visit be enough? Often it will for accessible, well-defined areas, but complex sites, changing conditions and incomplete access can require further visits.
